Conroe, Texas
From raw tract to disposal well, one accountable party.
A developer's water problem is normally split across six vendors. Each is competent. None of them owns the boundary between their scope and the next one, and the boundaries are where schedule and money go. We took the whole sequence and put it under one roof.
The problem
Six vendors, and nobody owns the seams.
An engineer. District counsel. A finance advisor. A utility contractor. An operator. A disposal hauler. Every one of them is good at their piece, and every one of them stops at the edge of it. The plat arrives before the district exists. The plant gets sized before anyone asks where the residuals go. The reimbursement file is assembled from records nobody kept.

Stops at sealed drawings.

Works for the district, not for you.

Finance advisor
Never touches the dirt.
-
Utility contractor
Builds what someone else designed.
-
Operator
Arrives after the district exists.
-
Disposal hauler
Sells a route, not a plan.
We do not simply provide recommendations. We develop, coordinate, implement and manage the solution, and we are the one party accountable for the whole of it.

How we work
Four rules that decide most projects.
Start with the constraint, not the scope
On most tracts one thing decides the project: water availability, drainage, disposal, or the district calendar. We find it before writing a proposal.
Design the end of the chain first
Where the residuals go sets the treatment recovery, which sets plant size, which sets cost. Projects that leave disposal until last get rebuilt.
Name who is doing what
Licensed design, legal and municipal advisory work is done by licensed and registered professionals. We say which firms, and we manage them.
Date everything
Texas water and land rules are moving quickly right now. Anything we publish or hand you carries a date and its sources.
Where the experience comes from
Work performed, not advice given.
Four decades of building and running companies and physical assets. Industrial garment manufacturing in Mexico at roughly 100,000 garments per week. Approximately one million square feet of industrial, warehouse and retail development. Texas land development, homebuilding and multifamily. Private water and wastewater utilities created, permitted, built and operated. Oil and gas. Media, artificial intelligence and digital assets.

Tell us about the tract.
The fastest way to start is the thing we do for free. Send the basics and we come back with the service path, the likely district vehicle, an order-of-magnitude wet-utility cost per lot, and where the residuals go. Snapshots take about a week and there is no charge or obligation.
